Since our establishment in 2003 Dynan Construction Company has taken great pride in developing close, trustworthy relationships with innovative architects and dedicated subcontractors. We know that choosing the right team of professionals is the single most important part of successfully accomplishing a construction project. Close coordination from the beginning between a client, Architect and contractor saves time and lowers the overall costs and confusion, while providing the client with an excellent product and a satisfying building experience.
We have a questionnaire that we would like for you and your partner to fill out prior to our meeting, we will send that to you and schedule a convenient time to meet at your home or our office. Then we can review the questionnaire together, get to know each other personally and discuss the process of completing your project.
If the Owner has not selected an Architect or Designer then we will make a recommendation and set up an interview for them to meet qualified Architects and Designers. If the Architect and/or Designer have been selected then we recommend, as the first step in the process, that a client enter into a Pre-Construction Agreement. This contract makes us part of the team and engages us to work directly with your Architect while they are developing the plans and specifications. We will provide the construction means and methods for delivering the owner’s inspiration as well as provide detailed cost estimating, establish a budget and schedule for managing the project.
We will obtain all building permits and provide you with a detailed project schedule. A project superintendent will be assigned who is dedicated to your project and onsite daily - responsible for opening and locking up, supervising subcontractors on site and is the person to call if you have any questions. We maintain communication through daily emails, cloud-based schedules, photo & video, meetings and phone calls. We will document the unexpected and expected changes that happen along the way. Change orders will easily be handled and documented in writing- signed by the client and contractor before proceeding with the work (Some change orders also note the change in schedule, if applicable). We will organize a list of decisions and deadlines for you to stay organized and ensure we are able to maintain the project schedule. We provide all final lien releases, marked-up plans with as-builts on plumbing and other utilities, copies of inspection reports, operating manuals for installed equipment (and a personal lesson in their operation if you don’t know the basics), a list of subcontractors and contact info, care for things such as countertops and tile and a well-marked electrical panel.
